In an action to quiet title, defendants Howard Hemminger and Helen Hemminger appeal as of right from the Oakland Circuit Court’s order of summary disposition granted in favor of plaintiff pursuant to MCR 2.116(0(10), and also appeal from the court’s order denying their motion for rehearing. We reverse and remand.
