The parties to this action are neighboring property owners in a small residential community in the Village of Ardsley known as "Twenty-One Acres.” The plots in Twenty-One Acres all exceed one acre in area and were developed by the individual owners during the years 1948 through 1952. In order to maintain the natural, wooded nature of the obviously affluent community, the owners entered into a series of restrictive covenants.
