¶ 1 This contract action arises out of a lease contract and guarantee between appel-lee Desarrollo Immobiliario y Negocios In-dustriales de Alta Technologia de Hermosillo, S.A. de C.V. (Desarrollo) as landlord, Siempre Novedoso de Mexico, S.A. de C.V. (Sinomex) as tenant, and appellant Kader Holdings Company, Limited (Kader) as guarantor of Sinomex’s obligations under the lease.
