— This opinion is written pursuant to an appeal by Newtown Land Limited Partnership from the joint decisions issued by the zoning hearing boards of Newtown and Wrightstown townships regarding appellant’s challenge to the validity of the Joint Municipal Zoning Ordinance for Newtown Township, Upper Makefield Township, and Wrightstown Township, Bucks County, Pennsylvania.
