OPINION AND ORDER

Before the Court is a motion by the Debtor’s Landlord for relief from the automatic stay of 11 U.S.C. § 362, so as to permit the Landlord to continue eviction proceedings instituted before the Debtor filed its Chapter 11 bankruptcy petition. The original lease term was for fifteen years, fróm March 15, 1981 through March 31, 1996, with a ten-year renewal option, to March 31, 2006.
