MEMORANDUM OF DECISION

The plaintiff Leonardo Industrial Properties brought this action to recover damages due under a contract for lease. The action was originally brought in the Housing Session of Superior Court but was transferred to the regular civil docket when a jury docket claim was filed. On January 18, 2001, the parties waived the claim for a jury trial and the matter was tried to the court on January 18 and 19, 2001. Subsequently, the parties submitted post-trial briefs.
