This cause was heard upon the record in the trial court. Each error assigned has been reviewed and the following disposition is made:

INTRODUCTION

{¶ 1} Jeffrey and Esther Smith built a second story addition onto their partially below grade outbuilding. Because the building was already a nonconforming structure, the Coventry Township Board of Zoning Appeals denied their request for a variance and directed them to remove the addition. The Smiths appealed, but the common pleas court affirmed the Board's decision and ordered them to remove the addition. This Court affirms…
