The landlord is a manufacturer which rented by lease from the owner- of the building the entire loft on the third floor at 270 West 39th Street, Manhattan, New York City. From 1941 to August, 1943, it occupied the entire space. In August, 1943, the landlord sublet a portion of the space to the tenant for six months for the “ manufacturing and sale of coats *964and suits ”.
