OPINION

LEWIS, Judge.

This case arose out of a lease entered into on May 28, 1968, between plaintiff First American National Bank, Trustee, (First American) and defendant Chicken System of America, Inc., (Chicken System). The lease contained a provision which expressly prohibited any assignment or subletting without the written consent of First American. The lease was for a term of 180 months from May 28, 1968, at a rental of $1049.08 per month, and in addition Chicken System was required to pay premiums on all insurance and to pay all real estate taxes.
