Appellant J.P. Morgan Chase Bank, N.A., the beneficiary of a deed of trust for property located at 3820 Hueco Avenue, El Paso, Texas, 79903 (“the Property’), appeals a partial summary judgment and bench verdict on damages in favor of Ap-pellee Del Mar Properties, L.P. — purchaser of the Property at a foreclosure sale. The trial court’s summary judgment order held that the foreclosure sale was ineffective by virtue of a defect in the substitute trustee’s deed conveying the Property to Del Mar.
