Plaintiff American National Bank of Brainerd (Bank) appeals from an order granting summary judgment in favor of defendants Lawrence J. and Clarice A. Blaeser in this suit for a deficiency judgment following a mortgage foreclosure. The sole issue on appeal is whether a foreclosing mortgagee may elect a 12-month redemption period under Minn.Stat. § 580.-23, subd. 2 (1980), as opposed to a 6-month redemption period under Minn.Stat. § 580.-23, subd. 1 (1980), and thereby preserve a right to a deficiency judgment.
