This matter is before the Court pursuant to the Motion for Summary Judgment brought by La Salle Street Fund Inc. of Delaware (hereinafter La Salle or landlord) (Doc.1981); La Salle’s Brief in Support *314(Doc.1982); La Salle's Supplemental Brief in Support of Motion for Summary Judgment (Doc.2026); Montgomery Ward, Inc.’s Memorandum in Opposition to La Salle’s Motion (Doc.2050); and Debtors’ Reply to La Salle’s Motion (Doc.2053).
