REAVIS, Justice.

By this appeal, appellants Charles Douglas Shamburger, et al.1 challenge a declaratory judgment following a bench trial determining and declaring Conoco, Inc. to be the owner of an undivided one-half of the subject minerals in Foard County. By this appeal, we must determine the validity of the appointment of a substitute trustee and the validity of the substitute trustee’s deed upon foreclosure.
