MONTGOMERY, Judge:

The instant action was instituted by plaintiff-appellee Lanard & Axilbund, Inc. (hereinafter “Lanard”), a real estate broker, to recover commissions allegedly due in connection with several leases. Defendant-appellants Joseph and Lorraine Muscara (hereinafter referred to as “Muscaras”), at all times material herein, have been the owners of the Jacksonville Road Industrial Park, which is the site where the leases had application.
