The bill is filed for the purpose of compelling specific performance by the defendant of an agreement in writing made between the parties on the 12th of June, 1877, by which the defendant agreed with the complainant to convey to him in fee-simple,, by deed 'of warranty, with full covenants, free from all encumbrances except a mortgage of $1,000, on or before the 25th of June then next ensuing, his farm of about one hundred acres in Somerset county, for the consideration of $8,000.
