CALABRIA, Judge.

Crystal Lake Yacht Club, Inc. (“defendant”) appeals the trial court’s order granting summary judgment in favor of Havelock Yacht Club, Inc. (“plaintiff’), in plaintiff’s summary ejectment appeal. We affirm.

On 1 April 1983, plaintiff leased property in Havelock, North Carolina, to defendant (“the lease”). The lease was for a term of five *154years, with the option to renew the lease for an additional five years. The lease was executed on plaintiffs behalf by its president, J.R.
