The first issue presented in this case is whether the undisputed facts established the existence of a lease for a farm owned by the estate of Beulah Deibert, with Charles Shafer as a tenant. 1 If the facts established the existence of a lease, then this Court must reach the issue of whether Maryland Code (1974, 1996 Repl.Vol., 2002 Supp.) § 8-107 of the Real Property Article, applies to such lease so as to vest the title to the farm in the respondent, Charles Shafer, or whether the statute is limited to long term ground rent situations. 2 We shall hold that, as a matter of law, Shafer failed…
