On January 7, 1926, the appellees Ernest Albers and Mildred Albers made, executed and delivered to appellant their promissory note in the sum of $20,000, and as security therefor executed and delivered to said appellant their mortgage conveying 203 acres of real estate in Monona County, described as follows:
