Appellant filed his bill for partition in the circuit court of' Grundy county, Illinois, alleging, among other things, that he was the owner of a one-twelfth interest of the east half of the northeast quarter and eleven seventy-seconds of the west half of the northeast quarter of section 7, township 31, north, range 8, east of the third principal meridian, situated in Grundy county; that he derived his title through two warranty deeds, dated June 6, 1913, and February 13, 1915, respectively, executed by William R.
