The Landlord and Tenant Branch of the Civil Division in the District of Columbia’s Superior Court is a unique animal. Housed in a building separate from the main courthouse, the Branch has its own rules and procedures. It is, first and foremost, a place landlords go to seek possession of their property — typically on the ground that their tenants have violated lease provisions, such as by failing to pay rent.
