In these commercial summary nonpayment proceedings, *196consolidated for decision on the pending motions, petitioners under index No. 95594/99 seek possession of the ground floor and part of the cellar at 138-140 West Houston Street and, under index No. 95595/99, the rear portion of the ground floor store at 142 West Houston Street, New York County.
