On the 24th of April, 1917, the appellants and the appellee entered into a contract of sale by which the appellee agreed to purchase from the appellants the property known as No. 1261 East Fayette Street, in Baltimore City, Maryland, subject to an annual ground rent of $42.50, for the sum of $2,100, $50 of which was to be paid before the signing of the contract, and the balance within thirty days from the date thereof upon the execution of a deed conveying to the appellee “a good and merchantable title” to the property satisfactory to the…
