[96] This is an action for specific performance of a written instrument executed by defendant,. Mrs. J.. C. Hauck, wherein she granted plaintiff, William-Kalivas, an option to purchase a tract of approximately 75 acres of farm land in Platte County, Missouri, upon conditions in said agreement set forth. The trial court found the issues generally: in fav.or of plaintiff, but refused specific performance, and, in lieu thereof, awarded plaintiff damages in the sum of $2,000. Both parties have appealed.
