On December 10, 1937, Societa Di Unione E Benefieenza Italiana, a corporation, hereinafter referred to as the society, entered into a written agreement with the Amador County Rodeo Association, a corporation, hereinafter called the association, under the terms of which the society purported to ‘ ‘ demise and lease ’ ’ to the association the baseball field constituting a part of certain premises owned by said society, for a term of five years, with an option for an extension of five years.
