PRICE, Chief Justice.

This is an appeal from a judgment of the District Court of Grayson County, Fifty-Ninth Judicial District. Appellant sued ap-pellees in trespass to try title. The property involved is Lot No. 2, in Block No. 1, of Binkley’s First Addition to the City of Sherman, Texas. Trial to the court resulted in a “take nothing” judgment against appellant, and an adjudication that appel-lees, Oscar Hudspeth and Ruby Hudspeth, were the owners in fee simple of the property.
