Plaintiff J.C. Jones and Company, a Missouri corporation, brought this action against defendants Donald Doughty and Linda Doughty, husband and wife. On December 24, 1985, defendants offered to sell plaintiff a 35-acre tract of land (“the land”) in Springfield. Whether the parties’ subsequent dealings ripened into a binding contract is one of the issues. On January 10, 1986, defendants entered into a contract with a partnership known as Stenger-Pen-dleton Investments (“Stenger”), whereby Stenger agreed to buy the land for $305,-000.
