OPINION

TERRIE LIVINGSTON, Justice.

This case involves the attempted foreclosure of a vendor’s hen on real property. After a bench trial, the trial court awarded title of the property to appellees, the unknown heirs and legal representatives of Linda and Kenneth Lokomski, deceased, and Rick Runge; found that the holder of the vendor’s hen — Deanna Dominey, individually and as administrator of the estate of Donald J.
