OPINION

{¶ 1} Appellant, The Estate of Miriam E. Niemi, Deceased, by Edwin Niemi, Successor Administrator, appeals the judgment of the Trumbull County Court of Common Pleas, Probate Division, following a bench trial on appellant's complaint for declaratory relief. We are asked to determine whether the trial court erred in finding the transfer of real estate by appellant's decedent, Miriam Niemi, to her nephew Arne Niemi, appellee's decedent, and his wife, appellee Joanne Niemi, was valid. For the reasons that follow, we affirm.
