We hold that when a licensed real estate broker defrauds a person in a transaction during the course of assuming to act as a broker, the aggrieved person may, upon obtaining an unsatisfied final judgment, recover from the Real Estate Fund.

Mildred B. Robinson (Robinson), a then licensed real estate broker, fraudulently solicited a total of $18,500 from Archie and Dorothea Booth in two transactions.
