FELDMAN, Justice.

William J. and Eleanor J. Snow (Snows) petitioned this court to review a court of appeals decision partially affirming a summary judgment in favor of Western Savings & Loan Association (Western). The Snows seek to recover damages from a real estate sale lost in 1982 when Western threatened to invoke its due-on-sale clause if the Snows transferred mortgaged property without its consent to buyers who would hot agree to an increase in interest rates and changes in other loan conditions.
