OPINION
YOUNG, J.
This decision addresses the multiple motions for summary judgment filed in Roberts, et al., v. Delmarva Power & Light Company, et al. The undisputed facts written below cover the controversy among all parties. The motions are addressed individually. Plaintiffs in this case are Lisa Roberts, Jennifer Aubrey, and Barbara Aubrey both as an individual and as executor of James R. Aubrey’s (“Decedent’s”) estate.
