Louise Wright was a tenant of the defendant, Sterling Land Company under a lease agreement which provided for occupancy by the plaintiff of apartment space in the King Edward Apartments and storage space for the plaintiff’s automobile. The “Rules and Regulations”, stated to be part of the lease, provide inter alia, in paragraph 9 as follows: “The management will endeavor to protect the property of patrons, but will not be responsible for loss or damage to cars or their contents from any cause whatsoever.
