GRANT, Justice.

Hubert Wiley appeals the granting of a summary judgment to H.H. Bertelsen and A.M. Guderian.

In 1980, Bertelsen and Guderian purchased the Seven Mill Iron Ranch located in Hopkins County (1,000 acres) and Red River County (996 acres). Bertelsen and Guderian hired Wiley to be the ranch manager at a salary of $1,300 per month. They terminated Wiley in 1985 and instituted an action against him for conversion of farm equipment.
