These three appeals arise out of a dispute over a real estate commission.

Cumberland Center Associates (hereinafter “Cumberland Center”) owns an Atlanta office building that was largely vacant in 1985. At that time, Sprint Communications Company (hereinafter “Sprint”) was looking for office space in Atlanta and hired Southeast Management & Leasing Corporation (hereinafter “Southeast”) to help with the search.
