FUNDERBURK, Justice.
Robert McKeichen, owner of quarter section 28 — a tract of land in Throckmor-ton County — subject to certain indebtedness due to N. L. B. Davis, secured by deed of trust lien thereon, on July 10, 1925, conveyed by deed to W. K. Crawley an undivided one-half interest in the oil, gas and other minerals therein. On October 2, 1926, said Robert McKeichen conveyed by general warranty deed the remainder of said land, with the exception of “all of the mineral rights, including oil, gas and other minerals” therein, to Will McKeichen.
