In an article 78 (Civ. Prac. Act) proceeding to review and annul a determination of the Board of Zoning-Appeals of the Town of Bethlehem, Albany County, granting the application of the intervener for a special exception for the construction and operation of an automatic car wash facility *133upon premises situate largely in a district zoned for business, petitioners, nearby property owners, appeal from an adverse order of the Supreme Court at Special Term.
