MEMORANDUM OPINION AND ORDER

INTRODUCTION
On December 3, 1987, Gateway Center Building Investors, Ltd., a Georgia limited partnership, (hereinafter the “Debtor” or “Gateway”) filed a voluntary petition under Chapter 11 of Title 11 of the United States Code. Mellon Bank, N.A. (hereinafter “Mellon”), a secured creditor of the Debtor, filed a proof of claim in the amount of $6,060,120.83 for money loaned to Gateway on June 16,1986.
