CATHELL, Judge.

Metropolitan Life Insurance Company (“Metropolitan”) appeals from an order of the Circuit Court for Montgomery County which granted summary judgment for Promenade Towers Mutual Housing Corp. (“Promenade”). 1 The trial court, in granting Promenade’s Motion for Summary Judgment, found that a subsequent note and deed of trust incorporated prior notes and a deed of trust by reference.
