In this suit tried in the circuit court without a jury plaintiffs had judgment against defendant in the amount of $1,442.39 for an alleged breach of a covenant against incumbrances in a deed from defendant and his wife to plaintiffs. Defendant has appealed.

On October 25, 1935', plaintiffs entered into an agreement with defendant and his wife for an exchange of real estate owned by them respectively.
