OPINION AND ORDER
Appellant High Chief Tulifua Tini P. Lam Yuen, Senior Matai of the Tulifua Family (“HC Tulifua”),- brought suit in the Land and Titles Division of the High Court on February 26, 1993, against Appellees Talae Tuitele (“Talae”), the Heirs of Uaine Tuitele (“Heirs”), and Tom and Patricia Ho Ching (“Ho Chings”) to set aside a 1989 land registration of individually owned land of the Heirs, to object to a *56proposed lease of a portion of said land to Ho-Chings, and .to claim title to the subject land as the communal land of the Tulifua family.
