The plaintiff leased to the defendant Williams her Cottage Plantation on the Mississippi river below the city of Baton Rouge.

The term of the lease was three years, beginning January 1, 1920, and ending December 31, 1922. The price of the lease was $3,000 for the first year and $3,500 for each of the other years, for which Williams ex ecuted his notes, payable on November 1 of each year of the lease.

The first note was paid, but default was made on the second note, and this suit was filed thereon against Williams.
