2Per curiam

This appeal arises from an insurance coverage dispute. On May 27, 2003, Lim-bach Company LLC (Limbach) filed an action against Zurich American Insurance Company (Zurich), claiming that a commercial liability policy issued by Zurich provided coverage for property damage caused by Limbach’s faulty workmanship. On cross-motions for summary judgment, the district court ruled that the property damage was excluded from coverage by the policy. Accordingly, the court awarded summary judgment to Zurich. Lim- bach has appealed and, for the reasons explained below, we reverse and remand.
