This is .a declaratory judgment suit involving the distribution of surplus proceeds generated by a junior hen foreclosure and sale of property owned by appellees Joan Wilson Kessler and Karen. Ledesma. Conversion Properties, L.L.C. appeals the trial court’s disposition of cross motions for summary judgment.
