The opinion of the court was delivered by

Hadley, J.

On the 16th day of February, 1892, Walter R. Laidler and wife executed and delivered to the Lombard Investment Company their mortgage upon certain real estate situated in Klickitat county. The mortgage was given to secure a loan of $300 and interest. At the same time another mortgage was given to secure the additional sum of $60 and interest, the latter being, by its terms, made junior to the former.
