DAMOORGIAN, J-

Francisco, Petita, Cindy, and Shirley Negron (“Defendants”) appeal: (1) an order granting Nellie and George Hessing’s (“Plaintiffs”) motion for new trial; and (2) an order denying Defendants’ motion to vacate the order granting Plaintiffs’ mo tion for new trial. We reverse the order granting Plaintiffs’ ■ motion for new trial because the trial court had no jurisdiction to rule on the motion. As such, the appeal of the order denying the motion to vacate is rendered moot.
