The defendant, Fleet Finance and Mortgage, Inc. (Fleet), appeals from the Superior Court’s {Abramson, J.) order finding it liable for breach of contract and awarding damages to the plaintiff, Theodore G.M. Klar, in the amount of $184,751.27. We affirm.

The following facts either appear in the record or are undisputed. In December 1988, the plaintiff sold property on Chestnut Street in Manchester to defendant George Mitoulas for $375,000.
