Plaintiff and defendant entered into a written agreement on June 14, 1963 for the purchase by the plaintiff and the sale to him by the defendant of a vacant lot on the south side of Hoyt Place, in the City of Rochester, New York. The purchase price was $4,000.

The controversy between the parties and this resulting lawsuit arise from the language used in their written agreement with respect to a description of the property. The pertinent part of the agreement reads as follows: “ I agree to purchase the following property situated in the City of Rochester, on the south side of Hoyt Place…
