On December 30, 1886, Robinson, the owner of a farm in Westmoreland County, “leased, demised and granted” *374to Dewees & Shields, trading as the Osceola Coal Company, their heirs and assigns, “the right to mine and remove all the black merchantable coal lying thereunder,” which could be obtained “in the usual and customary manner,” and, in 1889, this privilege was assigned to the Westmoreland Coal Company.
