SILBERMAN, Circuit Judge:

Quadrangle Development Corporation (Quadrangle) appeals from the district court’s grant of summary judgment to ap-pellees (partners in the law firm of Anto-nelli, Terry & Wands) and denial of its cross-motion for summary judgment in a landlord-tenant dispute involving the interpretation of the rent provisions of a lease. We agree with Quadrangle that it is enti- tied to summary judgment and remand with instructions to grant Quadrangle’s cross-motion.
