This appeal is from a judgment in the defendant’s favor in an action of ejectment. The cause was tried upon an agreed statement of facts which may be summarized as follows: On and prior to the eighteenth day of November, 1915, one Charles H. Bogart was the owner of the premises in controversy, which are situated near Baldwin Park, Los Angeles County, California.
